AI virtual staging software in 2026: how to pick the best one
How to choose AI virtual staging software in 2026: a seven-row scorecard for real price per photo, trials, structure, speed, re-dos, MLS output and credit expiry.
By QuickStage Team9 min read
The best AI virtual staging software in 2026 is the tool that leaves the room exactly as photographed, costs the least for each photo you actually publish, and lets you test it on your own photos before you pay. Score every candidate on seven rows: real price per photo, trial terms, structure preservation, speed, re-dos, MLS-ready output, and credit expiry. This is QuickStage's own blog, so you know which tool we think wins for most agents: $1 a photo with no subscription, as low as $0.11 a photo on the annual Agency plan, and three free photos with no account or card. The scorecard below lets you check that claim instead of taking our word for it.
Why is the headline price the wrong place to start?
Most staging tools advertise a per-photo number that only holds under one set of conditions. The common gaps between the ad and the bill:
- The price is per credit, and a re-roll of the same room uses another credit.
- The low rate needs a year paid up front, or a monthly volume you won't reach.
- The cheap rate covers base resolution, and a bigger download costs extra credits.
- Unused credits vanish at the end of each month, so a slow month raises your real cost per photo.
So the number that matters is cost per published photo: what you paid in a month, divided by the staged photos that actually went on a listing. A $0.07 credit that needs three extra credits to download at a usable size is not a $0.07 photo.
The seven-row scorecard
Use this table to judge any tool, ours included. The last column is where QuickStage lands on each row, so you can see how we'd score ourselves and where we don't win.
| Row | What to check | Red flag | QuickStage |
|---|---|---|---|
| 1. Price per photo and billing | Plan price divided by photos you'll really use, at the size you'll upload. Note monthly vs billed yearly. | Low rate only on annual prepay, at base resolution, or above a high volume | $1 a photo pay-as-you-go; plans from $19.99 a month; as low as $0.13 a photo monthly and $0.11 on the annual Agency plan (billed yearly) |
| 2. Trial terms | Can you stage your own photos free, without a card, at full quality? | Trial on sample photos only, a card up front, or watermarked trial output | 3 free photos, no account or card, full quality with no watermark |
| 3. Structure preservation | Walls, floors, windows, paint, fixtures and doors unchanged | Added walls, moved windows, new cabinets or appliances | Built to keep walls, floors, windows and paint colors as photographed, add only movable furniture and decor, never add appliances or built-ins, and keep doors and walkways clear |
| 4. Speed | Seconds, hours or days per photo | Rush fees to get under a day | About 30 seconds |
| 5. Re-dos | Whether a fix costs a new credit, and how many fixes you get | Every regeneration billed as a new photo | QuickFix re-dos included on plans (7 to 100 a month); new visitors get one free |
| 6. Output size and label | Download size that fits your MLS, plus a "Virtually Staged" label option | Usable resolution sold as an add-on; no label option | Downloads fit within 2,048 x 1,536 pixels and are never upscaled; a "Virtually Staged" label is on by default and can be switched off |
| 7. Credit expiry | Whether unused credits expire, reset monthly or roll over | Use-it-or-lose-it credits on a plan paid a year ahead | Pay-as-you-go credits never expire; plan credits reset monthly and don't roll over, on annual plans too |
Row 3 is a gate, not a score. A tool that changes a window, a floor or a wall color fails, whatever it costs, because that photo misrepresents the home.
What do the main tools charge, as of October 2026?
These figures come from each vendor's own pricing page, checked October 19 and 20, 2026. Prices change often, so open the page before you buy. For more tools and more rows, see our full side-by-side.
| Tool | Lowest per-photo price | What it takes to get it | Catch on the pricing page |
|---|---|---|---|
| QuickStage | $0.11 ($1 pay-as-you-go) | Annual Agency plan, $1,999 a year for 1,500 photos a month | Plan credits reset monthly |
| RoomStaging | $0.068 per credit | Enterprise billed annually, $1,020 a year for 1,250 credits a month | That rate is base resolution; 2K costs 3 extra credits ($0.272 an image), 4K costs 5 extra ($0.408); unused credits expire each billing cycle |
| InstantDeco | $0.0233 at 1,500 photos a month | Pro "unlimited" flat fee, $35 a month billed annually ($420 a year) or $49 monthly | Beats $0.11 only above about 318 photos a month on annual, or about 445 on monthly |
| Collov AI | $0.150 | 10,000 credits a month billed yearly, $18,000 a year | Entry plan is $27 a month for 60 credits ($0.45), or $19 a month billed yearly ($0.317); photo usage resets each month |
| Virtual Staging AI | $0.527 on the plans shown | Enterprise, 150 photos a month, $948 billed yearly | Unused credits don't roll over; a yearly plan is a full-year commitment |
| BoxBrownie.com | $24.00 per image | Flat per image, staged by human editors | Delivery in under 48 hours; free changes only if requested within 2 months |
One note on Virtual Staging AI: our October 19 check could only confirm the four plans on its page. A higher-volume rate we saw in September wasn't visible, so we treat any price below $0.527 there as unverified.
Which tools are cheaper than QuickStage, and what's the catch?
Two tools in that table can beat our $0.11 floor. We'd rather you hear it from us.
RoomStaging's Enterprise plan works out to $0.068 a credit when billed annually, which is lower than $0.11. The catch, from its own pricing page: that price is for base resolution. A 2K download adds 3 credits and a 4K download adds 5, so a 2K image on that plan costs $0.272. You also pay $1,020 for the year, and unused credits expire at the end of each billing cycle.
InstantDeco's Pro plan is a flat fee for unlimited photos, so it gets cheaper the more you stage. At 1,500 photos a month on the annual plan, it's $0.0233 a photo. At 100 photos a month, it's $0.35 a photo billed annually, or $0.49 monthly. It only drops below $0.11 above about 318 photos a month on annual billing. Its terms of service also say Pro may only be used for your own listings or ones an agent has authorized, and that providing staging as a service to third parties, such as a photographer staging for clients, is prohibited. Its terms describe charges as generally final.
If you run a high-volume team that stages several hundred photos every month and you're comfortable prepaying, those plans can cost less per photo than ours. Run row 3 on your own hard photos first, though. A cheap photo you can't publish costs you the whole fee.
How do you score tools in about 20 minutes?
Here's the routine we'd follow if we were picking a tool from scratch.
- Pick three of your own photos: an easy empty bedroom, a typical living room, and a hard one (open plan, lots of windows, or an odd angle).
- Run all three through every trial that accepts your own photos without a card. Skip any tool that only lets you test its sample rooms.
- Flip between each original and staged result at full size. Count windows, outlets and light fixtures; check floor color, paint color and cabinet faces; confirm every doorway and walkway is still clear. Any structural change fails row 3, and that tool is out.
- Score the remaining rows 0, 1 or 2. A 2 means the tool clearly meets the row; a 0 means you hit the red flag.
- Work out your cost per published photo at your real monthly volume. Include re-dos, the resolution you'll upload, and any credits a slow month would waste.
- Read the cancellation, refund and credit-expiry lines on the pricing page before you enter a card.
A tool that passes row 3 and scores 10 or more out of 12 on the other six rows is a strong pick. A tie usually breaks on row 7: the tool whose unused credits survive a slow month costs less over a year.
What does the math look like at 20 photos a month?
For example, say you stage 20 photos in a typical month and pay monthly, with no annual prepay.
- QuickStage pay-as-you-go: 20 photos at $1 is $20, with no subscription, and unused credits never expire. The Basic plan is $19.99 a month for 75 photos plus 7 QuickFix re-dos, which makes sense once you're past about 20 photos a month.
- RoomStaging Basic: $19 a month for 100 credits, or $0.95 for each of your 20 photos. That's cheaper than our pay-as-you-go total. The catch: Basic downloads at base resolution, its pricing page lists 2K downloads from the Standard tier up, and unused credits expire at the end of each cycle.
- Collov AI Standard: $27 a month for 60 credits, so $1.35 for each of your 20 photos, with unused credits reset each month.
At this volume the price gap between the cheapest options is a dollar or less. The difference that matters more is how many of those 20 photos you can publish without a structural error. That's why we score row 3 before price.
Where does QuickStage fit, and where doesn't it?
We built QuickStage for agents and photographers who want listing-ready photos fast, with top-quality, photorealistic results, and who don't want a subscription unless their volume justifies one. It fits best when:
- you stage anywhere from a handful of photos a year to a few hundred a month;
- you want to test on your own photos before giving anyone a card;
- you care more about the room staying true than about having dozens of design options.
It's a weaker fit in a few cases, and we'd rather say so:
- Downloads are sized to fit within 2,048 x 1,536 pixels for MLS and portal uploads. If you need 4K files for print, a tool with 4K output suits that job better.
- Empty rooms give the best results. If a photo already has furniture in it, the result may change that furniture, so compare it with the original before you use it.
- QuickFix re-dos are for furnishing corrections on interior rooms, not exterior results.
- Plan credits reset monthly. If your volume swings a lot, $1 pay-as-you-go credits, which never expire, may cost you less than a plan. The per-photo math for each plan is on QuickStage's pricing page.
Should you label virtually staged photos?
Yes, every time. In California, AB 723 (Business and Professions Code §10140.8) has required, since January 1, 2026, a disclosure that a listing image was digitally altered, plus a link, URL or QR code to the unaltered original. Many MLSs have their own labeling rules too. This isn't legal advice; check your MLS and your broker.
Whatever tool you pick, keep every original, label every staged photo, and never use staging to hide a defect. QuickStage puts a "Virtually Staged" label on downloads by default for exactly this reason.
Bottom line
Don't pick AI virtual staging software by its headline price. Gate every tool on structure preservation, then score price per published photo, trial terms, speed, re-dos, output size and labeling, and credit expiry. A couple of prepaid, high-volume plans beat our $0.11 floor on price per credit. For most agents, though, $1 a photo with no subscription, results in about 30 seconds, and a tool built to leave walls, floors and windows alone is the better deal.

Frequently asked questions
What is the best AI virtual staging software in 2026?
The best tool is the one that keeps walls, floors and windows exactly as photographed and costs the least per photo you actually publish. We built QuickStage for that: $1 a photo with no subscription, as low as $0.11 a photo on the annual Agency plan, and results in about 30 seconds.
Which AI virtual staging tools are cheaper than $0.11 a photo?
As of October 2026, RoomStaging's annual Enterprise plan works out to $0.068 a credit at base resolution, and InstantDeco's flat-fee Pro plan drops below $0.11 only above about 318 photos a month on annual billing. Both need prepayment or high volume to reach those rates.
Can I try AI virtual staging software for free?
Many tools offer a trial, but the terms differ. Check that you can use your own photos, that no card is required, and that trial output has no watermark. QuickStage gives three free photos at full quality with no account or card.
Do unused virtual staging credits roll over?
On most subscription plans they don't. Collov AI, Virtual Staging AI and RoomStaging all reset or expire unused credits, according to their own pages. QuickStage plan credits also reset monthly, but $1 pay-as-you-go credits never expire.
Do I have to label virtually staged listing photos?
Label them every time. California's AB 723 (Business and Professions Code section 10140.8) requires a disclosure and access to the unaltered original since January 1, 2026, and many MLSs have their own rules. This isn't legal advice; check your MLS and broker.
